Condominium restoration for South Florida mid- and high-rise buildings

Full building restoration programs for associations, run on engineered drawings and unit pricing.

A condominium restoration is rarely one repair. It is concrete, balconies, railings, facade coatings, sealants and waterproofing, all on a building where people keep living while the work happens. LucNar Construction plans and delivers these programs for associations in Miami-Dade, Broward and Palm Beach counties, from single-scope projects to full tower restorations above $10 million.

What a full restoration program covers

  • Concrete restoration: spall repair, corroded reinforcing steel, columns, beams and slab edges.
  • Balconies and railings: slab repair or replacement, railing removal and re-anchoring.
  • Facade: stucco and concrete repair, crack injection, elastomeric coatings and sealant joints.
  • Waterproofing: roof, pool and amenity decks, planters and garage membranes.
  • Parking structures: deck repair, traffic coatings and expansion joints.

How we keep a large project under control

Large restoration budgets go wrong when the scope is guessed. We start from the engineer of record’s findings and testing, price repairs by unit (square feet of concrete repair, linear feet of rebar, each railing post), and reconcile measured quantities every week. The board sees what was found, what was fixed and what it cost.

  • Stack-by-stack phasing so most residents stay in their homes.
  • Advance unit-access notices and a single point of contact for management.
  • Monthly board reports with photos, quantities and budget to date.
  • Permit tracking from application through final inspection and closeout.

Where the money goes on a $10M program

Every building is different, but a full concrete and envelope restoration on a 20-story oceanfront tower often allocates roughly 38% to concrete repair, 18% to balconies and railings, 14% to waterproofing and sealants, 12% to facade coatings, 10% to general conditions, 4% to engineering and testing and 4% to contingency. Your engineer’s findings, exposure and access drive the real split.

Who we work for

Condominium and cooperative associations, their property managers and the engineers who design the repairs. If your building has a milestone inspection, a recertification report or visible concrete damage, we can review the documents and walk the property.
