Concrete restoration and concrete repair for coastal buildings

Spall repair, corroded rebar replacement, and column, beam and slab restoration.

Salt air, rain and age push chlorides into concrete until the reinforcing steel corrodes. Rust takes up more volume than steel, so the concrete cracks and breaks away. That is spalling, and it is the most common structural finding on South Florida coastal buildings.

Our concrete repair process

  • Locate: sounding and visual survey to mark delaminated areas, verified against the engineer’s testing.
  • Remove: saw-cut and chip to sound concrete and behind the reinforcing steel.
  • Treat steel: clean, coat, or splice and replace bars that lost section, per the engineer’s detail.
  • Restore: form-and-pour or hand-applied repair mortar matched to the element and exposure.
  • Protect: coatings, sealers or corrosion inhibitors to slow the next cycle.

Where we repair concrete

Columns, beams, slab edges, balcony slabs, catwalks, stair towers, parking decks and pool decks. Shoring is designed and installed before structural elements are opened.

Measured, not estimated

Concrete repair quantities are never fully known until the concrete is opened. We price by unit, mark and photograph every repair location, and reconcile quantities with the engineer and manager each week.
