Miami-Dade County created South Florida’s original 40-year recertification program. Today, buildings enter recertification at 30 years of age, and certain coastal condominium and cooperative buildings three stories or taller within three miles of the coastline enter at 25 years. Recertification then repeats every 10 years for the life of the building.
